90-Year Old House – 2nd Storey Apartment

Here I tell you a story of 2 friends buying a 4-storey house for their families. Every storey has one separate apartment. At level 2 and 3 there were two completely similar distributions, spread in 145 sq. m including outer walls and balconies. Afterwards, each one is developed in different design.

The Second Storey Apartment is dedicated to the family with 2 teenager girls. The distribution after repairs includes 3 bedrooms, large living connected with dining and kitchen, 2 bathrooms, walk-in closet and a corridor. You can see the plan for demolishing walls and walling up some apertures. Less demolishing and more building up – for example the two entrance doors, so popular in the past, now don’t serve this way and we block one up to use the ex-corridor as a bathroom to the master bedroom.

The construction works include thorough repair of installations, carpentry, doors, new underfloor heating system, acoustic processing of floors and ceilings. The flooring is a luxury three-layer parquet accompanied with a padding, compatible with the heating system.
As to furniture, colors and lighting clients had no doubt they wanted calm and light tones, airiness, functionality without excessive storage volumes. The most elegant and beautiful whims are the silk wallpaper in living room hiding two doors to bedrooms, the wallpaper with flamingoes in master bedroom, and the ceramic slabs for kitchen worktop and backsplash, the same material used for the dining room for 10 people. The bathrooms are covered in microtopping – a variation of microcement – groutless covering with minimalistic touch.

Girl’s rooms are furnished with ready-made furniture which is rare for my projects, but still this was the best solution here. The modules from well-thought collections fitted as bespoke furniture.

The piano next to the dining is the only item preserved from the previous state, antique and of a high value.

From the beginning of the project until the end of the construction works the whole process took 10 months.
